Keeping The South Side Affordable for All People


Community Development for All People operates as a community housing development organization (CHDO). We are a community based, non-profit with a focus on creating, preserving, and sustaining a mixed-income community with opportunities. Since 2005, CD4AP and our partners have invested over $150 Million in affordable housing.

     

These results are a direct reflection of our private-public partnerships including but not limited to: Central Ohio Community Improvement Corporation, City of Columbus, Nationwide Children’s Hospital, Nationwide Insurance, Ohio Capital Finance Corporation, South Side Renaissance, United Way of Central Ohio, Woda Cooper Companies, NRP Group, Franklin County Board of Commissioners, Franklin County Treasurer and more + 


To date, the organization has developed 7 Low-Income Housing Tax Credit Developments (LIHTC) equating to over 350+ units of affordable housing on the SouthSide of
Columbus and owns a portfolio of 18 scattered sites consisting of multi-family, and single-family homes.

Columbus Renaissaince Development

In partnership with Woda Cooper Companies, and others, Community Development for All People celebrated their grand opening of Columbus Renaissance at 33 W. Morrill Avenue Columbus, Ohio 43207 in May 2025. This 46 unit development features both low income and affordable workforce housing (ranging from 30% AMI, up to 80% AMI). It is the latest development within the partnership.

Located at 98 Dering Avenue, this $80M project consists of 245 units and is our largest development partnership to date with the NRP Group.

Residences at Career Gateway

Located at the site of the former Heyl Elementary School on Columbus's South Side, Residences at Career Gateway is an urban infill site that was redeveloped into 58 residences for families.

Located at 1859 Parsons Avenue, conveniently across from the John R. Maloney Health Center houses our only senior housing developments to date.

Southern Gateway Homes

In the 2012 State of the City announced the launch of the Southern Gateway Initiative designed to improve the quality of life for the South Side of Columbus, included new housing, health and wellness facilities, and upgraded neighborhood infrastructure.

Healthy Neighborhoods, Healthy Families (HNHF)


In 2008, CD4AP partnered with Nationwide Children's Hospital to form the Healthy Neighborhoods, Healthy Families (HNHF) Realty Collaborative, with the intent to rehabilitate and repair homes within a 38 block area to the immediate south and east of the Hospital's main campus. With funding provided by Nationwide Children's, the United Way of Central Ohio and the City of Columbus' Department of Development, and others, as of 2025, HNHF has been impactful in the renovation, repair, homeownership, and rental opportunities of over 450+ homes and families in the South Side community alone and has now expanded its efforts into the Linden communities.

The Residences at Career Gateway (RCG) Training Center includes 2,400 square feet of on-site workforce and career-development training space, envisioned as a hub for the delivery of workforce development training, including 1-on-1 coaching, job placement skills, and employer-driven courses to facilitate tenant employment with local employers.



This initiative offers a bold, innovative concept of authentic workforce housing that provides extensive job training opportunities onsite for tenants and other community residents. Nationwide Children’s Hospital is a lead training entity, providing practical job skills classes for prospective job applicants that directly correlate with those qualifications necessary for success as a Nationwide Children’s Hospital employee

Low-Income Housing Tax Credit (LIHTC) Developments 

The Low-Income Housing Tax Credit (LIHTC) is a government program that gives tax breaks to people or companies who invest money to help build affordable apartments. In return for their investment, they pay less in federal taxes. This money helps lower the cost of building the housing, so some apartments can be rented out at cheaper prices for people with lower incomes.
